On January 29, 2024, Ohio Governor Mike DeWine and Department of Development Director Lydia Mihalik announced $2.6 billion in investments for mixed-use development projects across Ohio thanks to the Transformational Mixed-Use Development (TMUD) Program. The TMUD Program provides a tax credit against development costs incurred during the construction of a project that will be a catalyst for future development in its area. The local Ohio Building project received TMUD tax credits totaling $998,562.
Woodard Development is investing more than $11.2 million to rehabilitate the Ohio Building, located at 113 North Ohio Avenue, in downtown Sidneyʼs Historic Court Square District. The proposed mixed-use redevelopment project will include a combined 6,000 square feet of office and retail space and 14 studio, 22 one-bedroom, and four two-bedroom residential units, supporting the city's housing needs and flexible housing options in downtown Sidneyʼs Historic Court Square District. The project is expected to catalyze future economic development within the surrounding area and result in approximately 38 construction jobs and the creation of approximately 77 permanent jobs at the project site.
Currently, the developer is working on interior demolition to take care of clearing plaster and debris that has been ruined from years of water infiltration. This work is about half completed.
In July 2023, this project was awarded Ohio Historic Preservation Tax credits in the amount of $1.8 million.
The city acquired the vacant property through the expedited foreclosure process in 2017. The property was transferred to the developer in September 2022.
